Mortgage loan modification

What can you tell me about Loan Modifications?  I'm barely getting by becuase everything is going up (except my income), I have a very high credit score and have not missed a mortgage payment.  So being that I'm current, they don't care to help me at all.  I really don't want to go delinquent on my mortgage just to become a blip on their screen, but I just talked to a loan modification specialist and they suggested that I miss a payment to "better show a hardship".  I don't like that idea, I mean, I understand the logic, but why do I have to be delinquent in order to get assistance from these programs that are available?  I realize that someone who is months behind is more important, but where's the equality? I would hate to spend $2000 for a loan modification only to have them tell me that it won't happen.

Anyone have any insight on this?
I'm broke and can't afford to pay attention, so you might have to lend me an ear.

I've been hearing that people should stay away from the loan modification programs.

Since you have good credit you should be able to refinance. Can you do that to lower your payment??

Its a tough thing to do but I know some people are renting out bedrooms in their house to make ends meet. A single lady I work with is going to have to do this in order to keep her house and one single guy that is on my fire dept. had to take on two other roommates in order to keep up with his house after his wife left him.

MAny people are in this boat right now. Costs are going up but income is not. I'm stressing right now because DH got laid off so we're on my income and whatever unemployment he gets. We were already tight before this happened.
Then my employer sold to another company and that company took away most of our benefits. They changed health insurance and the costs to us skyrocketed so I have to shell out $120 more a month for insurance. Plus, this is the year we are supposed to get our cost of living raise and we were told that wasn't going to happen either.
I'm stressing pretty hard over how to juggle things myself. I'm probably going to have to figure some type of additional part time job although I'm not sure what I can work around the hours of this job. ::)

Desertponders is right.

You should refinance.  Go to another bank for it.  Shop around.  I'm not savvy to the rates right now but if you shop around you can decide who to use.  There are also reputable companies that can find a refi loan for you.  It all depends on your numbers and what the banks can do for you.  Good Luck!

Refinance.  Ixnay on missing a payment.  You could be buying a lot of trouble including a big black mark on your credit.

I think quite a few people are in the same boat. Their homes values have dropped so much its strangled them.

I know the credit system is broken but encouraging people to make their credit bad in order to get help is all wrong too.
That "help" often times really isn't there. I've yo-yo'ed up and down the scoring system for a number of years now
and no matter what you do you can't win. ::)

rofl blind!!! and she woudl surely win... everything is backwards now days.

Have you thought about using the net to help fill the gap.  I do very well on ebay.. craigs list is another good place.  It would surprise you how many items I find items at  lowes on a clearance table for almost nothing and put on ebay and triple or better the money.  tink

you could come here and do pond maintenace, all the things I cant physically do or yucky things I dont wanna do and I could rent you a room cheap, but that only helps me not you hehehe.

your graphics  sounds great thing.  I am sure you will find something and who knows where that could lead!  I am into doing slideshows, and church photo directories.  I am also putting togetjer a cd f slideshow for the american legion from a trip  where they took the  world warII veterans on to Dc to the  memorial. Unforutnatley I cant make myself charge for it. hehehe

DO NOT SKIP PAYMENT!!  my niece lives with a gal in the same situation..never missed a payment.  Went to a lawyer and he/she said to stop making the payments..so she did...NOW the bank wants her to make "good faith" payments on the loan for MORE than the normal payment on the loan!!!!

She was fortunate that she bought her house after the prices started going up, but before they skyrocketed..so she will be able to sell for what she owes.  Don't know why she isn't refinancing then, but guess she wants out...

I was watching a local news item last night on TV. They were interviewing this one realtor and he said that mortgage lenders have tightened up tremendously and there just isn't any wiggle room to work with. He said lenders once looked at a past late pay or bad debt, saw it was taken care of and you got back on top so good, no problem. Now they see a payment stumble or bad debt and even though you may have taken care of it, its too bad. The fact that a person has stumbled at all is preventing people from getting mortgages or help with the ones they already have. So in other words, if you've ever had any kind of credit stumble at all, you're screwed. Doesn't matter if you fixed it, you're screwed.
So.......I would not do any late pays in order to get them to supposedly work with you.
The lending businesses are shooting themselves in the foot if they are going to start to deny credit if a person has ever had any kind of credit problem.  :(

I know I can't get my car refinanced. I need to get the payments down but no one will refinance it because I've had credit problems. They gave me the loan a year ago but I sure can't get anything now. :(

There was also an article in our local paper today showing how the large lenders are not really helping people out with their mortgage problems like they are supposed to be doing.

Well, I've finally decided to go through the modification process.  The first place wanted me to skip a couple payments, but that was not something I wanted to do so I gave up on the idea.

The worst part is my mortgage company was one of the top three in the country and for months didn't return my calls, like when the rates were 4.5%, and when I finally had enough and started pushing buttons (both on the phone and with their office staff) I got through to someone.  About 8 people/phone numbers later they finally tell me that I qualify for the "Homeowners Affordability and Stability Program" which would put me at a fixed rate that is higher than what I'm at now, and will increase my payment about $300+ per month!!  Yeah, that's the "affordability and stability" program??

Then I met with an attorney who told me that he felt I had a strong case even being in good standing with a great credit score.  When all the totals were tallied up, I'm at about 85-90% Debt-to-Income Ratio (the banks like you to be less than 65% or thereabouts).  He told me he has no idea how I've done this for the past 5 years, but I have.  When I told him my mortgage company, he told me they were going our of business in the mortgage loan industry because of fraud.  I was sure I'm going to do something because it pisses me off that I could have had a fixed 4.5% if they had just returned my call!  But I was current and not a threat of loss, so they didn't care.

Now I'm with a new company, who sent me a late notice for my August mortgage which I sent the first of August to my (then) mortgage company.  On Aug 18 the new company drafted a letter that I received Aug 24th stating that the old company stopped accepting payments on Aug 11th...a week prior to the drafting of the letter!  But my payment was a whole ten days prior to that, and now they want a $56 late fee???  Screw that.  So I sent an email and got an automatic reply stating that they aren't going to charge late fees for the first couple months while the transition occurs.  what the hell?   Now I'm trying to make my Sept payment and haven't recieved anything from them, and seeing as how I pay towards the principle every month I have no idea what my current payment is, plus the impounds.  So I'm not going to pay mortgage for another month until someone gets their act together.  They claimed that my check would be sent to them from the first company, so I'm not going to pay it again and risk having a mortgage check bounce.

What a freaking mess.  I hope something good comes of this.  But right now I'm pretty stressed about all of this crap.

Just keep calling and bugging them.  A couple years ago, before all this happened, a mortgage I have got sold from one company to the other.  Because I'm in Mexico and don't get snail mail very often, I didn't know about it right away and kept paying the old company.  They didn't forward one of the checks and it became a huge mess.  They also cashed or deposited it so I didn't have the money either.  It took about 6 months of me calling every month and eventually they refunded the money into my account and the 2nd company removed the late fees and I suppose everyone but me was happy.  The whole thing really made me mad because I had no dog in their fight as I didn't ask to be sold or care either way except that I got caught up in it all.
